Privacy Policy
Effective: September 28, 2026
This Privacy Policy explains how BrightBench LLC, a Nebraska limited liability company and the operator of PROppeal (“BrightBench,” “we,” “us”), collects, uses, and shares information when you use the PROppeal mobile app and this website (together, the “Service”).
The short version: We collect the property and account details needed to find comparable sales and build your appeal. We share data only with the providers that make the Service work — property-data sources and public records services, our AI letter drafter, Apple, Google, Cloudflare, and our cloud hosts. We don’t sell your personal information.
1. Information we collect
- Property & appeal information. The address and details of the property you’re appealing, assessment figures, parcel ID, the photos and captions you add as evidence, the reasons you select, and the name, contact details, and signature you include on the letter.
- Account information. If you sign in with Apple, we receive a unique Apple identifier and the name and email you choose to share — which may be an Apple private-relay email.
- Purchases. Credit purchases are processed by Apple. We receive purchase and receipt-validation data and your credit balance — not your full payment-card details.
- Messages you send us. If you email us (including the address on this website), we receive your email address and whatever you include in your message.
- Photos. Photos and captions you add are stored so they can be included as evidence in your appeal.
- Your email address, if you ask us to email your letter. When you use “Email me a copy” on the export screen, we store the address you entered so we can send that message. On that screen you can also, separately and optionally, ask us to email you a reminder before next year’s appeal deadline. That checkbox is off unless you tick it, and every reminder we send includes a one-click way to stop them.
- Diagnostic information. Our servers keep limited request and error logs — for example that a letter failed to generate, and for which account — to operate, secure, and troubleshoot the Service.
-
Diagnostic records. When our servers work on your appeal,
they keep a short record of how the app reached its results, so we can
find and fix mistakes. A record notes:
- how the app matched your property to public records;
- where our property-data sources disagreed with each other;
- where you changed a figure we had filled in, and what you changed it to;
- how your letter was generated and checked;
- the result you report for an appeal, if you log one.
- Website analytics. This website uses Cloudflare Web Analytics so we can see how many people visit and which pages they read. Cloudflare’s analytics sets no cookies, does not fingerprint your device, and does not follow you to other websites. It runs on this website only — the app itself uses no analytics or crash-reporting SDKs, and does not track you across other apps or websites.
- The site’s typeface. This website loads its typeface from Google Fonts, which receives your IP address and the page you’re viewing.
- The free property check on this website. When you use the free check on proppeal.com, the address you type is sent to our servers when you press the button, not while you type. The address box sends what you type to Apple to suggest and locate addresses, and the satellite view of the property comes from Apple Maps. To look up the property, our servers send that address to the U.S. Census Bureau’s free address lookup, to find your county, and to your county’s public property records service. We use the county’s answer for up to 30 days (7 days if it was incomplete), so that checking the same home again doesn’t ask the county again. We file that answer under a code made from the address rather than the address itself, and we don’t keep the address you typed. For a street-level photo of the property, our servers send Google the address as the Census Bureau matched it — street, town, state and ZIP code. If the Census Bureau can’t match the address, we don’t ask for a photo. We show you the photo and don’t keep it.
- How the free check tells people from automated programs. The free check page uses Cloudflare Turnstile. When you first click or type in the address box, the page loads Turnstile from Cloudflare, which checks signals from your browser and connection and may ask you to tick a box. Cloudflare’s privacy policy applies to that information.
- Your internet address, for daily limits and your general area. To limit how many free checks one visitor can run each day, our website turns your internet (IP) address into a one-way code, made with a secret key and changed every day, and our servers count checks under that code. Cloudflare, which hosts this website, also estimates your general area from your internet address: a city or region, never a street. Our servers receive only that area and count it in daily totals. We also count, in totals, which counties free checks in the app and on this website are for, and we use these totals to decide where to add free county records. We don’t store or log your IP address, and our servers never receive it. The free check stores nothing in your browser.
- Advertising measurement. This website also includes advertising pixels from Nextdoor and from Meta (Facebook and Instagram), so we can tell when someone who saw one of our ads visits the site. Each pixel sets a cookie in your browser and sends its provider the page you visited, the site you came from, and technical details such as your time zone, screen size and browser; Nextdoor’s also records your graphics hardware. The provider may connect that visit to your Nextdoor, Facebook or Instagram account under its own privacy policy. We never send these pixels your name, your email, or anything you type here, and they run on this website only, never in the app. A tracker-blocking browser setting stops them, and the site works fully without them. The free check page has no advertising pixels: nothing you type there, and no visit to it, is sent to Nextdoor or Meta.
2. How we use information
- Find and evaluate comparable sales for your property.
- Build your appeal letter and evidence summary.
- Process purchases and manage your credit balance.
- Send deadline reminders — as a device notification if you enable notifications, or by email if you ask for email reminders on the export screen. Each is optional and controlled separately.
- Email you a copy of your appeal letter, when you ask us to.
- Provide support, maintain security, and improve the Service.
- Respond to messages you send us.
3. How we share information
We share information only as needed to run the Service:
- Property-data providers. We send the property address and details to licensed third-party property-data providers to retrieve comparable sales and property records.
- Public records and address services. For the free check, the address you type is sent to the U.S. Census Bureau’s address lookup and to your county’s public property records service. For its photo, our servers send Google, which also hosts our backend (see “Cloud infrastructure” below), the address as the Census Bureau matched it. The free check page also uses Cloudflare Turnstile, described in section 1.
- AI letter drafting. To draft your letter, the relevant appeal details are processed by our AI provider (currently Anthropic, the maker of Claude). Your data is not used to train their models.
- Apple. For Sign in with Apple and to process purchases.
- Cloud infrastructure. We use Google Firebase / Google Cloud to host our backend and store your appeal data, and Cloudflare to host this website.
- Legal & safety. We may disclose information if required by law or to protect rights, property, or safety.
We do not sell your personal information. The advertising pixels described in section 1 share website-visit information with Nextdoor and Meta for advertising measurement and targeting; apart from that, we do not share your personal information for cross-context behavioral advertising.
4. Data retention and your choices
- Delete your account. You can delete your account and associated data from within the app, or by emailing [email protected] — we will do it for you. This removes your stored appeals and personal data from our systems, except records we’re required to keep (such as purchase records).
- Backup is optional. Cloud backup of your appeals only happens if you turn it on / sign in.
- Notifications. You can disable device notifications any time in your device settings. Email reminders are separate: use the unsubscribe link in any reminder we send, or email us and we will stop them.
- How long we keep things. We keep your appeal records, including a copy of each letter we generate and the information it was built from, for as long as you have an account — they are what let us answer questions about a letter you filed. Deleting your account removes them, as described above.
- Diagnostic records are kept for up to 180 days, then deleted. Deleting your account deletes them at the same time as your other data.
- The free check. We use a county’s answer about an address for up to 30 days (7 if it was incomplete), filed under a code made from the address rather than the address itself. The free check stores nothing in your browser, and we keep no record of your internet address.
5. Security
We use reasonable technical and organizational measures to protect your information. No system is perfectly secure, and we can’t guarantee absolute security.
6. Children’s privacy
The Service is intended for adults 18 and over, and is not directed to anyone under 18. We do not knowingly collect personal information from anyone under 18. If you believe someone under 18 has provided us personal information, contact us and we will delete it.
7. Your rights
Depending on where you live (for example, California and certain other U.S. states), you may have the right to access, correct, or delete your personal information, and to not be discriminated against for exercising those rights. Most of your data can be accessed or deleted directly in the app; for anything else, contact us.
8. Changes to this policy
We may update this Policy from time to time. We’ll update the “Effective” date above and, for material changes, provide a more prominent notice.
